This 8-page brochure promoted agricultural development in Tulare County with title on cover "Join the Club. There’s Money in Early Oranges When Grown at El Mirador Orange Grove." The brochure features illustrations and a centerfold map of California locating the lands for sale with a table showing costs and net profits by year. The text provides details on the advantages of the land for citrus development, including “an inexhaustible supply of water, easily obtainable from wells” and potential profits from reaching eastern markets with early crops. The developer promoted clubs for the purchase of 8 parcels together to take advantage of wells operated in common. The map shows only a few 10-acre lots as “sold," and the availability of water became a continuing problem in the development. Pictorial wrappers. Published by C.M. Wooster Company in San Francisco.
